NOTE: Only homeowners will have access - renters will not unless the homeowner has allowed it.

About

• The Declarations establish an Architectural Review Committee (ARC) comprised of individual(s) at the discretion of the board. The ARC is charged with conducting the review of all applications for exterior changes and with rendering a decision to the applicant.

• Currently, the ARC sends regular emails, but meets formally the first Thursday of every month to review guidelines and conduct deeper reviews. This is a closed meeting.

  • ARC Guidelines can be updated by the ARC via a board vote, but cannot supercede  or conflict with community covenants.

• Community Covenants

  • Community Covenants can only be modified through a homeowner vote, and ultimately dictate policy.

Preparing to submit an ARC request:

• Each application must include the following:

  1. A copy of the lot survey showing the size and location of the proposed modification/addition,

  2.  A list and description of the materials to be used,

  3. Color samples and photographs may assist the ARC in rendering its decision and expedite the review process.

  4. If request is for attaching to a neighbor’s fence, their signature of approval must be obtained from the neighbor.
     
     NOTE:  Out of courtesy, we suggest you inform your neighbors of any proposed improvement(s). However, ss stated in #4, signature is only required if attaching to a neighbor’s fence.

How to Submit an ARC Request: 

• Submit the Request for Architectural Approval form to Leah at PPM.

Helpful tips: 

• The ARC’s goal is to respond in 30 days or less but has sixty (60) days to review the application; Should nothing be received within 30 days, please call the management company to follow up.

• An exterior change made without the required approval of the ARC constitutes a violation of the Declaration of Covenants and ARC Guidelines. A violation may require removal or modification of the work at the expense of the property owner, even if the request may have been otherwise approved.
